October Sales for the Towns of Winnipesaukee- Residential, Waterfront (Owned and Shared) - Outlook is looking good

We are now in the beginning of November looking at the Sales numbers at the close of October and we are still seeing solid sales on the Waterfront even though the overall number of total residential units sold has dropped somewhat since  2005.  Ironically, as a whole, the average sales price is higher this year on average over the last two years as well.  The following sales graphs are a good visual depiction of Winnipesaukee area real estate in the last 3 years.  There are 4 sets of graphs showing: (1)all mls sales in the 8 towns that surround Winnipesaukee,  (2)non waterfront, (3)waterfront and (4)shared waterfront segments.  Please click on the graph you would like to enlarge.

#1  Total Sales Volume is down by about 20 percent so far from 2005 and total sales volume is down aproximately 17% ,however, the average sales price is actually up 12% overall.

Pre-Inspecting your home? Good or bad in the Lakes Region?

The last thing sellers typically want to do when putting their house on the market is to lay out more money.   In addition to spending more money, do they want to expose issues with the house and have their buyers beat them up on the price?  The answer is yes.  Having your home pre-inspected is a great investment.  Most buyers, if advised properly by thier buyers’ agent, will make the sale contingent on a home inspection anyway.   It is much better for any issues, small or large , to come to light up front rather than after the negotiations have taken place, the seller will not go any lower, nor the buyer any higher.  At this point, when the tension is high and you throw in a previously unknown issue, the buyer will find it very difficult to stay engaged with the property as they begin to focus on all of the blemishes rather than the reasons they wanted to buy it in the first place.  Had this issue come out ahead of time, the sellers may have already adjusted the price to compensate for it or would be more willing and have more time to work out some kind of arrangement with the buyers.  When you get to the point of selling your home you should strongly consider a pre-inspection……in the long run it is a great investment.

Winnipesaukee Estates- A hidden gem in “The Oldest Summer Resort in America”

Winnipesaukee Estates is a beautiful Subdivision on the south side of Wolfeboro that many people have most likely driven by on their way to town, not even realizing it was there.  The design was for a total of 46 lots ranging from 1.4 to 8.6 acres in size offering privacy and community as well.  17 lots are now occupied by homeowners who are enjoying what this fantastic community has to offer.  The current owner/developer took over the subdivision in 2002 when there were only 4 homes built and has done a fantastic job of bringing activity to Winnipesaukee Estates by building and selling 13 homes in 5 years.  What is not to love about about a neighborhood located on the south side of town offering great commuting to points south yet is less than 5 minutes from the Wolfeboro town center and less that 5 minutes to Winnipesaukee Lake?  Additionally, many fine homes are already there giving value to any building that follows, it offers privacy, community, deeded access to a beautiful 31 acre pond and extremely reasonable prices as well as a developer that will work with the buyers.  Don’t let this opportunity pass.

Lakes Region Waterfront/Access home sales solid in 2007

Despite what the media is reporting about the Real Estate market as a whole, the eight towns that surround Lake Winnipesaukee are still showing solid sales numbers in the waterfront /deeded water access segments.  In both 2005 and 2006 the Winnipesaukee towns averaged about 13 waterfront sales per month and through September of 2007 we are averaging around 14.  As a resort destination, the Lakes region attracts people from all over giving us a large pool of potential buyers who realize that waterfront real estate is still very reasonable here and a good investment.  Many, including myself, feel that Winnipesaukee Lakefront homes will be on the rise again very soon and any buy on the lake right now is a good one.  Additionally, it is an area where people are moving for a lifestyle change and can retire in their dream home.

Lifebridge-Mentors to the Lakes Region

Lifebridge Inc.is a non profit organization which began in 2004 that has truely made an impact on many students and families in the Lakes region.  There are several components that make this an effective organization which range from student contact within the schools to the mentoring segment where adults are trained and paired with high school students.  My brother is in charge of the mentoring segment of Lifebridge and I can vouch for the fact that he works incredibly hard to make sure that the mentor applicants are adequately prepared and paired with the right student.   The statistics are not in the favor of high school students regarding alcohol, drug use, and solid family environments.  The local high school administrators have been very inviting to Lifebridge and can see that their presence in the school has made a positive impact.  All of this takes time, money and most of all….committed people willing to invest in the lives of other people.  Please contact lifebridge if you would like to support financially or with your time.

NH Shoreland Protection Act Changes as of April 1, 2008

As of April 1, 2008 the new Shoreland Protection Act will be enabled giving more stringent guidelines to property surrounding the lakes and waterways. There are several changes including a 250 foot buffer zone in which all work will require a permit (additions, tree cutting, accessory structures etc.). Currently the setback standards for primary structures is 50 feet from the reference line although towns can be either greater or less than this standard. Effective in the new standards the setback will be a minimum of 50 feet with no exception. Any tree cutting within the 50 foot buffer zone will require a chart denoting the tree inventory in each 50×50 foot area and each area must have at least 50 points per grid. Additionally, within the 150ft woodland buffer there must be no greater than 20% of the area taken up by impervious surfaces; in some cases with additional studies and restrictions a maximum of 30% may be covered.
